MY 2018 HOUSING OUTLOOK!
 
I am no expert however I've been doing this for a very long time.  I see 2018 to be a very active year.  It will be a Sellers market.  Because of the shortage of homes on the market and low inventory of New Construction Homes, I think prices will go up much more than the 6% predicted by the Florida Association of Realtors.
 
Along with home prices going up, Interest Rates are going up as well. This is the CHEAPEST mortgage rates I personally have ever seen. When I got my License in 1980, mortgage rates were 17%, and people were still buying homes! A home has always been a good investment and even then made more since then renting.  When Mortgage Rates are under 5%, BUY!
 
THE BIG WINNERS will be New construction Homes in Orlando's 'Suburbs', areas where you can still get 100% USDA Financing, and the builder will pay the buyers closing costs.  I think Lake, Polk and Osceola Counties will grow the most.  Still close to Orlando and everything Orlando has to offer but prices are still more reasonable than the City of Orlando.

- Diary of 'Having a House Built in Clermont / Groveland'.

I'm working with a buyer having a home built by Maronda Homes.  We did the contract in March of 2016.  Construction started in July.  --  FYI - THIS IS NORMAL!  Not to worry.  --  Once construction actually starts, things move rather quickly, UNLESS the weather is bad.

- Central Florida's Housing Market Is HOT!

Home Sellers ---   I NEED Your Help!  There are more Buyers than there are home to sell them in Clermont Florida!  Home inventories are very low.  If you know anyone considering selling their home, please have them contact me.  I will sell it for the Most money possible.  Lets talk.
 
Home Buyers ---   Unlike Orlando, Clermont still has room to grow.  In Clermont you can brand new home built especially for you and if you qualify, you can still get 100% USDA Financing in much of Lake County.  That's right! ..... and it gets better.  If you finance with the builder, usually, the builder will pay your closing costs!  So you can actually buy a New Home for NO money out of your pocket.  Call or text me for more details.
 
 
 
   

 - Amphicars in downtown Clermont 

A couple weeks ago, as I was coming from downtown Clermont, I passed about 10 Amphicars that were heading towards downtown.  So I turned around and followed them.  I'm just now getting photos posted.  These cars are so cool.  
 

 - TUCKER OAKS - Oakland/ Winter Garden Townhomes

I showed a townhome in Tucker Oaks today.  A Real Nice community.  Built about 2013 so it's only 4 years old.  Two story 3-bedroom, 2 1/2-bath, a nice open floor plan offering 1638 sq.ft. of living area and a 2-car garage.   HOA fees are only $200 a month.  The unit I showed backed up to water so there are no real neighbors.  Townhomes in Tucker Oaks are selling for in the $220's and up.  Located between Winter Garden and Clermont, about a mile from the Florida Turnpike and close to Lake Apopka and the West Orange Trial.  
 
 - The Club House at Esplanade at Highland Ranch
 
Esplanade as just opened their Club House and I finally had a chance to go check it out.  Beautiful Club House!  This is a brand new 55+ Gated Retirement Community.  Esplanade at Highland Ranch is located in Clermont or Minneola, 34715.  Just off old Hwy 50 just east of Hancock Rd.  Prices start in the high $200's.  They offer some great upgrades and incentives at the moment.  To see more photos of the NEW Esplanade Club House, Click HERE

 - MORANDA HOMES - Lake Douglas Preserve - New Construction

Moranda Homes is building a small subdivision just West of Clermont on Hwy 50 called 'Lake Douglas Preserve'. Homes starting in the low $200's. This is an awesome opportunity for First Time Home Buyers. The builder offers 100% Zero Down USDA Financing. They are also offering some great incentives at the moment including paying ALL your closing costs.  - Kings Ridge Retirement Golf Community Homes  

I showed a couple homes for sale in Kings Ridge today.  I know Kings Ridge very well, my wife's mom has lived in there for over 10 years.  You can buy a home in Kings Ridge starting around $175,000 and up.  This is my favorite of all the 55+ Retirement communities in the Clermont area.  Not only is it close to Disney World, it has 36 holes of golf, it's gated, it has a beautiful clubhouse,  two community pools and enough activities to keep everyone busy.  What I personally like most about Kings Ridge is you can get on your golf cart and go to the Publix grocery store and many other businesses that you have private access to.  None of the other Active Adult communities in the area have simple access to shopping and restaurants like Kings Ridge does.

 - Duplex Being Built on Lake Minneola by Yacht Club

New Duplex is being built across the street from Clermont Yacht Club with views of Lake Minneola. 3-Bed/ 2-Bath/ 3-Car Garage according to the sign. I'm told their going for $285,000. I will post more as I find out.

Showed two townhomes today in Clermont Yacht Club. Yacht Club is a Beautiful community across the street from Lake Minneola.
